Homeowners in Jacksonville often use "pressure washing" and "soft washing" interchangeably, but they are not the same service. Understanding the difference protects your siding, saves money, and gets you results that actually last through a Northeast Florida summer.
Pressure washing uses high-pressure water — typically 2,500 to 4,000 PSI — to strip dirt and grime from hard, flat surfaces like concrete, brick pavers, and stone. Soft washing uses low pressure (under 500 PSI) combined with a specialized cleaning solution that kills mold, mildew, algae, and bacteria on organic growth-prone surfaces like vinyl siding, stucco, wood, and painted trim.
When Your Home Needs Soft Washing
If you live in Mandarin, Shearwater, or anywhere under a canopy of live oaks, your exterior walls are fighting a constant battle against humidity and pollen. Thunderstorms roll through, surfaces stay wet, and green streaks appear on north-facing walls within weeks. Pressure washing those walls does not solve the problem — it can force water behind siding, strip paint, and damage window seals.
Soft washing is the industry standard for house exteriors in Florida. The cleaning solution penetrates organic growth, kills it at the source, and the low-pressure rinse removes dead spores without etching your siding. The result lasts months longer than a high-pressure rinse because the underlying cause — living mold and algae — is actually treated.
When Pressure Washing Is the Right Call
Driveways, sidewalks, pool decks, and patios in Orange Park and Fleming Island take a beating from tire marks, fertilizer runoff, and algae that makes concrete dangerously slick. These flat, durable surfaces are built for pressure washing. The high-pressure stream lifts embedded dirt and restores the original color of pavers and concrete without the need for harsh chemicals.
Brick and stone on the ground level can also handle moderate pressure. But brick on vertical walls — especially older mortar — should be evaluated carefully. When in doubt, soft washing is the safer default for anything above ground level on your home.
